g\u00f6r\u00fcyor.<\/p>\n<p>\n\tDurumu yat\u0131\u015ft\u0131rmak i\u00e7in politikac\u0131 ve uzmanlar, uygun fiyatl\u0131 konut eksikli\u011fini s\u0131n\u0131rlamaya yard\u0131mc\u0131 olabilecek stratejiler planl\u0131yor<\/p>\n<p>\n\tAvrupa \u00fclkelerinde y\u00fcksek enerji, kira ve g\u0131da fiyatlar\u0131n\u0131n etkisiyle artan ya\u015fam maliyetleri, grev ve protestolar\u0131 beraberinde getirmeye devam ediyor.<\/p>\n<p>\n\t\u00d6te yandan, Avrupa&#8217;da daha fazla insan\u0131n y\u00fcksek kirada s\u0131k\u0131\u015f\u0131p kalmas\u0131n\u0131n siyasi kutupla\u015fmalar ve daha b\u00fcy\u00fck e\u015fitsizliklere yol a\u00e7mas\u0131 endi\u015fesi de mevcut.<\/p>\n<p>\n\t<strong>Almanya<\/strong><\/p>\n<p>\n\tN\u00fcfusu 84 milyona yakla\u015fan Almanya&#8217;da gayrimenkul piyasas\u0131ndaki bask\u0131n\u0131n hafiflemesi i\u00e7in yakla\u015f\u0131k 700 bin yeni konuta ihtiya\u00e7 duyuluyor. \u00dclkedeki konut a\u00e7\u0131\u011f\u0131, artan in\u015faat maliyetleri, y\u00fcksek faiz ve m\u00fclteci ak\u0131n\u0131 nedeniyle 20 y\u0131l\u0131n en y\u00fcksek seviyesinde.<\/p>\n<p>\n\tUzmanlar, bir\u00e7ok alanda in\u015faat yat\u0131r\u0131mlar\u0131n\u0131n daha az cazip oldu\u011funu ve son aylarda in\u015faat fiyatlar\u0131 ve faiz oranlar\u0131ndaki sert art\u0131\u015flar\u0131n bir\u00e7ok in\u015faat projesini olumsuz etkiledi\u011fini belirtiyor.<\/p>\n<p>\n\tGayrimenkul uzmanlar\u0131na g\u00f6re, artan in\u015faat maliyetleri, y\u00fckselen faiz oranlar\u0131, yeni konut in\u015faat\u0131ndaki d\u00fc\u015f\u00fc\u015f ve \u00fclkeye m\u00fclteci ak\u0131n\u0131, konut a\u00e7\u0131\u011f\u0131n\u0131n 20 y\u0131l\u0131n en y\u00fcksek seviyesine \u00e7\u0131kmas\u0131na neden oluyor.<\/p>\n<p>\n\tArtan g\u00f6\u00e7 ayn\u0131 zamanda arz s\u0131k\u0131nt\u0131s\u0131 ve konut i\u00e7in y\u00fcksek talebin devam etmesinde etkili.<\/p>\n<p>\n\tRusya&#8217;n\u0131n Ukrayna&#8217;da ba\u015flatt\u0131\u011f\u0131 sava\u015f sonras\u0131 Ukraynal\u0131lar\u0131n Almanya&#8217;ya gelmesinin 200 bin ek konut talebi olu\u015fturdu\u011fu kaydediliyor. Berlin&#8217;de eyalet h\u00fck\u00fcmeti kira art\u0131\u015flar\u0131na y\u00f6nelik protestolar nedeniyle binlerce konutun emlak \u015firketlerinden al\u0131n\u0131p kamula\u015ft\u0131r\u0131lmas\u0131 i\u00e7in referandum yapt\u0131.
