Bu sat\u0131\u015flar\u0131n 675 bin 327&#8217;si konut, 942 bin 485&#8217;i ise b\u00fcy\u00fck \u00e7o\u011funlu\u011funu arsa ve tarlalar\u0131n olu\u015fturdu\u011fu konut d\u0131\u015f\u0131 gayrimenkul olarak ger\u00e7ekle\u015fti.<\/p>\n<p>\n\tKonut d\u0131\u015f\u0131 gayrimenkul sat\u0131\u015flar\u0131 ocak-temmuz d\u00f6nemleri baz al\u0131nd\u0131\u011f\u0131nda 2022&#8217;de 912 bin 448, 2021&#8217;de 742 bin 583, 2020&#8217;de 608 bin 353, 2019&#8217;da ise 525 bin 740 adet olmu\u015ftu.<\/p>\n<p>\n\tGe\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re toplam sat\u0131\u015flarda y\u00fczde 6,6 azal\u0131\u015f, konutta y\u00fczde 17,7 d\u00fc\u015f\u00fc\u015f ya\u015fan\u0131rken, konut d\u0131\u015f\u0131 gayrimenkulde ise y\u00fczde 3,3 art\u0131\u015f ger\u00e7ekle\u015fti.<\/p>\n<p>\n\t<strong>Toplam sat\u0131\u015flar i\u00e7erisinde konut d\u0131\u015f\u0131n\u0131n oran\u0131 ilk kez y\u00fczde 58,3&#8217;e ula\u015ft\u0131<\/strong><\/p>\n<p>\n\tToplam sat\u0131\u015flar i\u00e7erisinde konut d\u0131\u015f\u0131 gayrimenkul\u00fcn pay\u0131 ilk kez y\u00fczde 58,3&#8217;e ula\u015ft\u0131. S\u00f6z konusu oran son 10 y\u0131lda y\u00fczde 44,07 ile y\u00fczde 54,07 aras\u0131nda de\u011fi\u015fmi\u015fti.<\/p>\n<p>\n\tUzmanlar, son d\u00f6nemde konut d\u0131\u015f\u0131 gayrimenkul sat\u0131\u015flar\u0131nda k\u0131r\u0131lan rekora ili\u015fkin de\u011ferlendirmelerde bulundu.<\/p>\n<p>\n\t<strong>&#8220;Konuttaki y\u00fckseli\u015f yat\u0131r\u0131mc\u0131y\u0131 arsa ve tarlaya y\u00f6nlendirdi&#8221;<\/strong><\/p>\n<p>\n\tMasterT\u00fcrk Grubu Ba\u015fkan\u0131 G\u00f6khan Ta\u015f, T\u00fcrkiye&#8217;de ilk 7 ayda sat\u0131lan toplam gayrimenkul say\u0131s\u0131n\u0131n 1,7 milyon adede yakla\u015ft\u0131\u011f\u0131n\u0131 belirterek, bunun yakla\u015f\u0131k y\u00fczde 59&#8217;unu ticari, arsa, tarla ve arazi gibi konut d\u0131\u015f\u0131 sat\u0131\u015flar\u0131n olu\u015fturdu\u011funu s\u00f6yledi.<\/p>\n<p>\n\tBu oran\u0131n tarihi bir rekor oldu\u011funu dile getiren Ta\u015f, 3-4 y\u0131l \u00f6nce tam tersi bir tablo ile kar\u015f\u0131 kar\u015f\u0131ya olduklar\u0131n\u0131 an\u0131msatt\u0131.<\/p>\n<p>\n\tTa\u015f, &#8220;Konut fiyatlar\u0131ndaki art\u0131\u015f ve \u00f6zellikle ikinci el konutta ula\u015f\u0131labilirli\u011fin azalmas\u0131, kredi maliyetlerinin y\u00fcksekli\u011fi ile deprem ve Kovid-19 sonras\u0131 arsa ve tarlaya ilginin devam etmesi bu rekoru getirdi.&#8221; dedi.<\/p>\n<p>\n\tKonut d\u0131\u015f\u0131nda olu\u015fan talebin \u00f6zellikle b\u00fcy\u00fck\u015fehirlerde \u00e7eperlere do\u011fru ve kom\u015fu \u015fehirlere do\u011fru yo\u011funla\u015ft\u0131\u011f\u0131n\u0131 dile getiren Ta\u015f, &#8220;\u0130stanbul&#8217;da \u00e7eperlerde halen iyi f\u0131rsatlar oldu\u011funu s\u00f6yleyebiliriz. Yat\u0131r\u0131mc\u0131lar\u0131n konut d\u0131\u015f\u0131nda ortalama 1-2 milyon lira seviyesinde yat\u0131r\u0131m yapt\u0131klar\u0131n\u0131 g\u00f6zlemliyoruz.&#8221; a\u00e7\u0131klamas\u0131nda bulundu.<\/p>\n<p>\n\t<strong>&#8220;Arsalara y\u00f6nelik y\u00fcksek talep s\u00fcrecek&#8221;<\/strong><\/p>\n<p>\n\tHelmann Y\u00f6netim Kurulu Ba\u015fkan\u0131 Selman \u00d6zg\u00fcn de \u00f6zellikle konut i\u00e7in yeterli birikimi olmayan yat\u0131r\u0131mc\u0131lar\u0131n arsa ve tarlada daha \u00e7ok prim beklentisiyle birikimlerini bu alana kayd\u0131rd\u0131\u011f\u0131n\u0131 s\u00f6yledi.<\/p>\n<p>\n\tSon y\u0131llarda baz\u0131 gayrimenkul \u015firketlerinin bu alandaki talebi g\u00f6rerek markal\u0131 konut sat\u0131\u015f\u0131na ba\u015flad\u0131\u011f\u0131n\u0131 an\u0131msatan \u00d6zg\u00fcn, &#8220;Biz de konut projelerimizin yan\u0131nda arsa projelerimizi de ihmal etmedik. Konuttaki art\u0131\u015flar ve faiz politikalar\u0131 nedeniyle yat\u0131r\u0131mlar arsaya y\u00f6neldi\u011fi i\u00e7in bu alanda Ankara, Antalya ve Afyonkarahisar gibi illerde arsa projesi geli\u015ftirdik. \u0130marl\u0131, tapulu ve altyap\u0131s\u0131 haz\u0131r parseller sundu\u011fumuz arsa projelerimizin yenileri i\u00e7in \u00e7al\u0131\u015fmalar\u0131m\u0131z s\u00fcr\u00fcyor.&#8221; diye konu\u015ftu.<\/p>\n<p>\n\t\u00d6zg\u00fcn, arsaya y\u00f6nelik y\u00fcksek talebin s\u00fcrece\u011fini d\u00fc\u015f\u00fcnd\u00fcklerini kaydederek, &#8220;\u00d6n\u00fcm\u00fczdeki s\u00fcre\u00e7te kur korumal\u0131 mevduat, alt\u0131n ve d\u00f6viz gibi alanlardaki birikimlerin arsa ve tarlaya g\u00f6zle g\u00f6r\u00fcl\u00fcr bir \u015fekilde transfer edilece\u011fini d\u00fc\u015f\u00fcn\u00fcyoruz.&#8221; ifadelerini kulland\u0131.<\/p>\n<p>\n\tGayrimenkul de\u011ferleme uzman\u0131 Ahmet B\u00fcy\u00fckduman da konut sat\u0131\u015flar\u0131ndaki zay\u0131flama e\u011filiminin s\u00fcrd\u00fc\u011f\u00fcn\u00fc belirterek, buna etki eden y\u00fcksek fiyat ve d\u00fc\u015f\u00fck arz gibi konulardan bahsetti.<\/p>\n<p>\n\tB\u00fcy\u00fckduman, &#8220;Konut d\u0131\u015f\u0131 sat\u0131\u015flar\u0131n \u00e7ok b\u00fcy\u00fck b\u00f6l\u00fcm\u00fcn\u00fc arsa ve tarlalar olu\u015fturuyor. Enflasyondan ka\u00e7an ancak konuta eri\u015femeyenler arsa ve tarlaya ko\u015fuyor.&#8221; \u015feklinde konu\u015ftu.<\/p>\n<p>\n\t<strong>&#8220;Maket \u00fczerinden arsa almay\u0131n, belediyeye mutlaka dan\u0131\u015f\u0131n&#8221;<\/strong><\/p>\n<p>\n\tSon d\u00f6nemde \u00f6zellikle \u0130stanbullular\u0131n en \u00e7ok arsa ve tarla ald\u0131\u011f\u0131 Silivri ve Trakya&#8217;da incelemelerde bulunan Silivri Emlak M\u00fc\u015favirleri Derne\u011fi Y\u00f6netim Kurulu Ba\u015fkan\u0131 Mustafa Alt\u0131nk\u00f6k de konuya ili\u015fkin de\u011ferlendirmeler yaparak, baz\u0131 uyar\u0131larda bulundu.<\/p>\n<p>\n\tEnflasyona kar\u015f\u0131 paras\u0131n\u0131 korumak isteyen ve birikimiyle konut alamayanlar ile deprem ve Kovid-19 nedeniyle \u0130stanbul&#8217;dan h\u0131zl\u0131ca uzakla\u015f\u0131p kalabilecek bir yer arayanlar\u0131n Silivri ve Trakya&#8217;y\u0131 tercih etti\u011fini anlatan Alt\u0131nk\u00f6k, bu talebin baz\u0131 f\u0131rsat\u00e7\u0131lar\u0131 da harekete ge\u00e7irdi\u011fini s\u00f6yledi.<\/p>\n<p>\n\tB\u00f6lgede hisseli arsa ve hisseli tarla sat\u0131\u015flar\u0131n\u0131n yo\u011fun bir \u015fekilde devam etti\u011fini dile getiren Alt\u0131nk\u00f6k, \u00f6zellikle k\u00fc\u00e7\u00fck yat\u0131r\u0131mc\u0131lar\u0131n arazi\u202fhisselendirme\u202fi\u015fi yapanlar\u0131n kap\u0131s\u0131n\u0131 \u00e7ald\u0131\u011f\u0131n\u0131 s\u00f6yledi.<\/p>\n<p>\n\tAlt\u0131nk\u00f6k, hisseli tarla sat\u0131\u015flar\u0131nda, b\u00f6lgenin k\u0131sa s\u00fcrede imara a\u00e7\u0131laca\u011f\u0131 ve \u00fczerinde konut geli\u015ftirilebilece\u011fi gibi vaatler verildi\u011fini belirterek, \u015fu uyar\u0131larda bulundu:<\/p>\n<p>\n\t&#8220;Hatta g\u00f6stermelik maket projeler de \u00fcretiliyor. B\u00f6ylece imar durumu olmayan yerlerde imar verilecek diye yap\u0131lan sat\u0131\u015flarla yat\u0131r\u0131mc\u0131 ma\u011fdur edilebiliyor. Arsa veya tarla alacak kimselerin o b\u00f6lgedeki belediyelere mutlaka ba\u015fvurmalar\u0131 ve imar durumunu sormalar\u0131 gerekiyor. Ayr\u0131ca her hisseli arsaya prefabrik veya bungalov koyam\u0131yorsunuz. Bu konuda da iyi ara\u015ft\u0131rma yap\u0131lmal\u0131.<\/p>\n<p>\n\tAksi takdirde ma\u011fdur olabilirsiniz. Yat\u0131r\u0131mc\u0131lar b\u00f6lgeyi bilmeyen, s\u00fcsl\u00fc sunumlarla ve maketlerle m\u00fc\u015fterileri cezbetmek isteyen sat\u0131c\u0131lara dikkat etmeli.
