Reel fiyatlar\u0131n d\u00fc\u015fmesine ba\u011fl\u0131 olarak reel fiyatlardaki y\u0131ll\u0131k art\u0131\u015f oran\u0131 \u00fclke genelinde y\u00fczde 18,3\u2019e, \u0130stanbul\u2019da y\u00fczde 9,3\u2019e, Ankara\u2019da y\u00fczde 60,1\u2019e, \u0130zmir\u2019de ise y\u00fczde 34,1\u2019e geriledi.<\/p>\n<p>\n\tPeki gerilemenin ard\u0131nda ne var? Bu tablo bize neyi g\u00f6steriyor? D\u00fc\u015fme yok ama dura\u011fanl\u0131k var.<\/div>\n<div class=\"special-quote-title2\">T\u00fcrkiye T\u00fcm Emlak M\u00fc\u015favirleri Federasyonu Ba\u015fkan\u0131 Hac\u0131 Ali Taylan<\/div>\n<\/div>\n<div class=\"special-quote-right\">\n<div class=\"quote\"><\/div>\n<div class=\"quote\"><\/div>\n<\/div>\n<\/div>\n<p>\n\t<strong>Kiralardaki as\u0131l d\u00fc\u015f\u00fc\u015f deprem b\u00f6lgesinde <\/strong><\/p>\n<p>\n\t\u201cT\u00fcrkiye&#8217;de konut sahipli\u011fi y\u00fczde 57-58 seviyesinde. \u0130nsanlar\u0131n y\u00fczde 42\u2019si hala kirada ya\u015f\u0131yor\u201d diyen Hac\u0131 Ali Taylan, kira fiyatlar\u0131ndaki d\u00fc\u015f\u00fc\u015f\u00fcn \u00f6zellikle deprem b\u00f6lgesinde g\u00f6r\u00fcld\u00fc\u011f\u00fcn\u00fc belirtiyor. \u201cY\u00fczde 10, y\u00fczde 20\u2019lere, belki y\u00fczde 25\u2019lere kadar inen kiralar\u0131 g\u00f6rd\u00fck. Depremden \u00f6nce 2 bin lira olan konutlar depremden sonra 10 bin liraya kadar \u00e7\u0131km\u0131\u015flard\u0131\u201d diyor. Deprem b\u00f6lgesinde kira fiyatlar\u0131n\u0131n d\u00fc\u015fme nedenini ise \u015f\u00f6yle anlat\u0131yor:<\/p>\n<p>\n\t\u201cDepremzedelere konteynerler, evler yap\u0131ld\u0131k\u00e7a o b\u00f6lgelerde art\u0131k kiralar yava\u015f yava\u015f yerine oturuyor. Kiral\u0131k talebi o b\u00f6lgelerde art\u0131k az. Deprem konutlar\u0131 bir y\u0131l i\u00e7erisinde yap\u0131l\u0131rsa Ankara&#8217;ya, \u0130stanbul&#8217;a, \u0130zmir&#8217;e, Antalya&#8217;ya g\u00f6\u00e7 eden insanlar belki kendi \u015fehirlerine, daha g\u00fcvenli konutlara d\u00f6necekler. Ancak bu y\u0131l ya\u015fanan b\u00fcy\u00fck depremlerin kiral\u0131k piyasas\u0131ndaki sonu\u00e7lar\u0131 bu fakt\u00f6rleri geride b\u0131rakt\u0131.<\/p>\n<p>\n\tDepremlerin ard\u0131ndan b\u00fcy\u00fck kentlere giden afetzedelerle birlikte kira fiyatlar\u0131nda dalgalanmalar ya\u015fanm\u0131\u015ft\u0131. Hac\u0131 Ali Taylan, mart, nisan, may\u0131s ve haziran aylar\u0131nda ya\u015fanan anormal art\u0131\u015flar\u0131n art\u0131k s\u00f6z konusu olmad\u0131\u011f\u0131n\u0131 s\u00f6yl\u00fcyor. \u201cFiyat artm\u0131yorsa dura\u011f\u0131n kalmas\u0131, di\u011fer ekonomik enstr\u00fcmanlar ile kar\u015f\u0131la\u015ft\u0131r\u0131ld\u0131\u011f\u0131nda, d\u00fc\u015fme gibi alg\u0131lanabilir\u201d diyen Taylan, \u0130stanbul, Ankara ve \u0130zmir\u2019deki tabloyu ise \u015fu s\u00f6zlerle anlat\u0131yor:<\/p>\n<p>\n\t\u201cSadece Malatya&#8217;dan 230 bin insan\u0131n farkl\u0131 \u015fehirlere g\u00f6\u00e7 etti\u011fini biliyoruz. Toplamda 11 ilden g\u00f6\u00e7 oldu. Dolay\u0131s\u0131yla o ac\u0131 depremden sonra b\u00fcy\u00fck\u015fehirlere talep \u00e7ok fazlayd\u0131. Kiralar\u0131n en b\u00fcy\u00fck art\u0131\u015f\u0131 buradan kaynakland\u0131.<\/p>\n<p>\n\tMart, nisan, may\u0131s, haziran aylar\u0131nda ya\u015fad\u0131\u011f\u0131m\u0131z her hafta de\u011fi\u015fen o kiralar art\u0131k 4-5 ayd\u0131r yok. B\u00fcy\u00fck\u015fehirler i\u00e7in fiyat art\u0131\u015f\u0131 olmad\u0131\u011f\u0131n\u0131 s\u00f6yleyebiliriz. D\u00fc\u015fme yok ama dura\u011fanl\u0131k var. \u015eimdi daha stabil kiralar s\u00f6z konusu. Daha dura\u011fan bir d\u00f6nem ya\u015f\u0131yoruz gibi. Sava\u015f sonras\u0131 \u00f6zellikle Antalya ve Mersin\u2019de kiral\u0131k konut talebinin fazlas\u0131yla artt\u0131\u011f\u0131n\u0131, bunun da fiyatlar\u0131 h\u0131zla y\u00fckseltti\u011fini vurguluyor. Ancak \u015fimdilerde bu trendin de a\u015fa\u011f\u0131ya y\u00f6neldi\u011fini dile getiriyor:<\/p>\n<p>\n\t\u201cAntalya&#8217;da kira fiyatlar\u0131 biraz gerilemeye ba\u015flad\u0131. Ama bunun bir\u00e7ok sebebi var. \u00d6rne\u011fin, yabanc\u0131lar\u0131n gayrimenkul almas\u0131 biraz azald\u0131. Yabanc\u0131lar\u0131n ikamet ama\u00e7l\u0131 konut edinmesinin 200 bin dolara \u00e7\u0131kar\u0131lmas\u0131 etkili oldu. Bu durum yabanc\u0131 talebini azaltt\u0131. Zaten sahil kesimlerindeki kira art\u0131\u015flar\u0131ndaki en \u00f6nemli sebep yabanc\u0131lardan gelen talepti.<\/p>\n<p>\n\tMesela Mersin\u2019de \u00e7ok y\u00fcksek bir art\u0131\u015f vard\u0131. Orada da \u015fimdi durdu. \u00c7\u00fcnk\u00fc orada da yabanc\u0131 talebi \u00e7ok ciddi anlamda azald\u0131.\u201d<\/p>\n<\/p>\n<div class=\"special-quote red-bg\">\n<div class=\"special-quote-left\">\n<div class=\"quote\"><\/div>\n<div class=\"quote\"><\/div>\n<\/div>\n<div class=\"special-quote-content\">\n<div class=\"special-quote-title1\">Kira fiyatlar\u0131nda \u00e7ok k\u00f6p\u00fck olan afaki rakamlar vard\u0131. Vicdans\u0131zca \u00e7ok anormal rakamlar istiyorlard\u0131. Onlar ger\u00e7e\u011fe d\u00f6nd\u00fc diyebiliriz.<\/div>\n<\/div>\n<div class=\"special-quote-right\">\n<div class=\"quote\"><\/div>\n<div class=\"quote\"><\/div>\n<\/div>\n<\/div>\n<p>\n\tKiral\u0131k fiyatlar\u0131ndaki d\u00fc\u015f\u00fc\u015fte k\u0131\u015f aylar\u0131nda olmam\u0131z\u0131n da etkisinin oldu\u011funu belirten Taylan, piyasan\u0131n bundan sonra nas\u0131l bir seyir izleyece\u011fi konusunda ise yeni y\u0131la dikkati \u00e7ekiyor:<\/p>\n<p>\n\t\u201cKonut bedellerinin y\u00fcksek olmas\u0131ndaki en \u00f6nemli neden konut arz\u0131n\u0131n yetersizli\u011fi\u2026 Talep fazla arz az olunca hem gayrimenkul hem de kira fiyatlar\u0131nda ciddi anlamda y\u00fckselme oluyor.<\/p>\n<p>\n\tKira fiyatlar\u0131n\u0131n k\u0131sa d\u00f6nem i\u00e7erisinde d\u00fc\u015fece\u011fini d\u00fc\u015f\u00fcnm\u00fcyorum. \u00c7\u00fcnk\u00fc gayrimenkul\u00fcn fiyat\u0131, maliyetler \u00e7ok y\u00fcksek.
