Mart ay\u0131na ili\u015fkin a\u00e7\u0131klanan enflasyon verisi ise ayl\u0131k y\u00fczde 3,16, y\u0131ll\u0131k y\u00fczde 68,5 art\u0131\u015f \u015feklindeydi.<\/p>\n<p>\n\tBuna g\u00f6re konut fiyatlar\u0131ndaki art\u0131\u015f enflasyon oran\u0131n\u0131n 16,5 puan alt\u0131nda kald\u0131.<\/p>\n<p>\n\tKonut Fiyat Endeksi martta y\u0131ll\u0131k bazda \u0130stanbul&#8217;da y\u00fczde 40,4, Ankara&#8217;da y\u00fczde 63,9, \u0130zmir&#8217;de y\u00fczde 49,5 y\u00fckseldi. \u0130stanbul&#8217;daki reel d\u00fc\u015f\u00fc\u015f dikkati \u00e7ekti.<\/p>\n<h2>\n\tReel fiyatlarda ya\u015fanan d\u00fc\u015f\u00fc\u015f bir\u00e7ok endekse ve veriye yans\u0131d\u0131<\/h2>\n<p>\n\tKonut fiyatlar\u0131ndaki reel d\u00fc\u015f\u00fc\u015f\u00fcn sekt\u00f6r\u00fcn \u00f6nde gelen ara\u015ft\u0131rmalar\u0131na ve bu alanda faaliyet g\u00f6steren firmalar\u0131n verilerine de yans\u0131d\u0131\u011f\u0131 g\u00f6r\u00fcld\u00fc.<\/p>\n<p>\n\tAra\u015ft\u0131rmaya g\u00f6re, reel fiyatlardaki y\u0131ll\u0131k d\u00fc\u015f\u00fc\u015f oran\u0131 \u00fclke genelinde y\u00fczde 16,3&#8217;e y\u00fckseldi. \u00dc\u00e7 b\u00fcy\u00fck ilde de reel fiyatlarda gerileme ya\u015fand\u0131.<\/p>\n<p>\n\tKonut cari fiyatlar\u0131ndaki de\u011fi\u015fim oran\u0131 da azalmay\u0131 s\u00fcrd\u00fcrd\u00fc. Cari fiyatlarda y\u0131ll\u0131k de\u011fi\u015fim oran\u0131 nisanda bir \u00f6nceki aya g\u00f6re \u00fclke genelinde 2,7 puan azalarak y\u00fczde 42,1&#8217;e d\u00fc\u015ft\u00fc. Konut talebi endeksi de y\u00fczde 6 azald\u0131.<\/p>\n<h2>\n\tD\u00fc\u015f\u00fc\u015f yeni y\u0131lda h\u0131zland\u0131<\/h2>\n<p>\n\tVeri analiz \u015firketinden al\u0131nan bilgilere g\u00f6re, son bir y\u0131lda konut fiyatlar\u0131ndaki art\u0131\u015f y\u00fczde 54 olarak ger\u00e7ekle\u015fti. Son a\u00e7\u0131klanan enflasyon verisinin y\u00fczde 69,8 oldu\u011fu d\u00fc\u015f\u00fcn\u00fcld\u00fc\u011f\u00fcnde reel fiyatlardaki d\u00fc\u015f\u00fc\u015f y\u00fczde 15,8 olarak ger\u00e7ekle\u015fti.<\/p>\n<p>\n\tKonut sat\u0131\u015f fiyatlar\u0131ndaki art\u0131\u015f oran\u0131 y\u0131l\u0131n ilk 4 ay\u0131nda (1 Ocak-30 Nisan) y\u00fczde 9 oldu. Bu d\u00f6nemdeki enflasyon oran\u0131n\u0131n y\u00fczde 18,72 oldu\u011fu d\u00fc\u015f\u00fcn\u00fcld\u00fc\u011f\u00fcnde konut sat\u0131\u015f fiyatlar\u0131ndaki reel d\u00fc\u015f\u00fc\u015f\u00fcn yeni y\u0131lla h\u0131zland\u0131\u011f\u0131 g\u00f6r\u00fcld\u00fc.<\/p>\n<p>\n\tY\u0131l ba\u015f\u0131ndan bu yana konut fiyatlar\u0131n\u0131n en \u00e7ok artt\u0131\u011f\u0131 iller Karaman, Afyonkarahisar, Ayd\u0131n, Ni\u011fde ve Nev\u015fehir olurken, en d\u00fc\u015f\u00fck art\u0131\u015f Malatya, Diyarbak\u0131r, \u015eanl\u0131urfa, Ad\u0131yaman ve Tekirda\u011f olarak s\u0131raland\u0131.<\/p>\n<h2>\n\t&#8220;Pazarl\u0131k pay\u0131 artt\u0131, zamanla nominal d\u00fc\u015f\u00fc\u015flerden de s\u00f6z edebiliriz&#8221;<\/h2>\n<p>\n\tG\u00f6rkem \u00d6\u011f\u00fct, gayrimenkulde krediye ula\u015f\u0131m\u0131n zorla\u015fmas\u0131 nedeniyle nakit g\u00fcc\u00fcn\u00fcn hakim oldu\u011fu bir d\u00f6nemden ge\u00e7tiklerini belirterek, bu s\u00fcre\u00e7te pazarl\u0131k paylar\u0131n\u0131n \u00f6nemli \u00f6l\u00e7\u00fcde artt\u0131\u011f\u0131n\u0131 s\u00f6yledi.<\/p>\n<p>\n\tBu bask\u0131n\u0131n \u00f6zellikle y\u00fcksek segmentteki konutlarda fiyatlar\u0131 a\u015fa\u011f\u0131ya \u00e7ekti\u011fini dile getiren \u00d6\u011f\u00fct, s\u00f6zlerini \u015f\u00f6yle s\u00fcrd\u00fcrd\u00fc:<\/p>\n<p>\n\t&#8220;Ancak konut fiyat art\u0131\u015f h\u0131z\u0131ndaki reel d\u00fc\u015f\u00fc\u015f\u00fcn nominal de\u011ferlere yans\u0131mas\u0131 beklenenden daha uzun s\u00fcrebilir. Bu \u015fekilde devam ederse, 2 y\u0131l i\u00e7inde sadece reel de\u011fil, nominal d\u00fc\u015f\u00fc\u015flerden de s\u00f6z edebilece\u011fimizi d\u00fc\u015f\u00fcn\u00fcyoruz. Konutlardaki fiyat art\u0131\u015flar\u0131 devam ediyor ancak art\u0131\u015f oran\u0131n\u0131n enflasyonun alt\u0131nda kald\u0131\u011f\u0131 bir\u00e7ok b\u00f6lge var. Bu da asl\u0131nda genel \u00e7er\u00e7evede de\u011fer kayb\u0131 demek. \u00d6rne\u011fin konutlar\u0131n daha h\u0131zl\u0131 sat\u0131ld\u0131\u011f\u0131 Esenyurt gibi b\u00f6lgelerde bu fiyat d\u00fc\u015f\u00fc\u015f\u00fcn\u00fc daha belirgin g\u00f6zlemliyoruz. Ayr\u0131ca, 2022&#8217;nin A\u011fustos ay\u0131nda h\u0131zl\u0131 bir y\u00fckseli\u015f ya\u015fayan Antalya ve di\u011fer sahil kentlerinde de fiyat art\u0131\u015f h\u0131z\u0131 yava\u015flayarak reel olarak d\u00fc\u015fmeye ba\u015flad\u0131.&#8221;<\/p>\n<p>\n\t\u00d6\u011f\u00fct, kiral\u0131k konut piyasas\u0131nda da benzer durumun g\u00f6zlemlendi\u011fini kaydederek, kiral\u0131k konut fiyatlar\u0131ndaki son bir y\u0131ll\u0131k reel d\u00fc\u015f\u00fc\u015f\u00fcn y\u00fczde 8 oldu\u011funu s\u00f6zlerine ekledi.<\/p>\n<h2>\n\t&#8220;\u015eu anda al\u0131c\u0131n\u0131n eli g\u00fc\u00e7l\u00fc&#8221;<\/h2>\n<p>\n\t\u0130stanbul Ticaret Odas\u0131 (\u0130TO) Gayrimenkul Hizmetleri Meslek Komitesi Ba\u015fkan\u0131 Hakan Akdo\u011fan da konut sat\u0131\u015f fiyatlar\u0131nda reel d\u00fc\u015f\u00fc\u015f ya\u015fand\u0131\u011f\u0131n\u0131 ancak nominal art\u0131\u015f\u0131n s\u00fcrd\u00fc\u011f\u00fcn\u00fc s\u00f6yledi.<\/p>\n<p>\n\tAkdo\u011fan, &#8220;Nominal fiyatlardaki art\u0131\u015f da eski h\u0131z\u0131nda de\u011fil. Sat\u0131\u015f fiyat\u0131 \u00fczerinden direkt indirim yapanlar\u0131n oldu\u011funu da g\u00f6r\u00fcyoruz. \u015eu anda al\u0131c\u0131n\u0131n eli g\u00fc\u00e7l\u00fc \u00e7\u00fcnk\u00fc herkes satmak istiyor. Bir gayrimenkul pazarda daha uzun s\u00fcre kal\u0131yor, sat\u0131\u015f s\u00fcreleri uzad\u0131. Pazarl\u0131k s\u00fcre\u00e7leri al\u0131c\u0131 lehine de\u011fi\u015fti. Pazarl\u0131k fiyat\u0131nda y\u00fczde 10-15 marjlar olabiliyor. \u015eu anda yat\u0131r\u0131m i\u00e7in de\u011fil de oturum ama\u00e7l\u0131 al\u0131m talebi yo\u011funla\u015fm\u0131\u015f durumda&#8221; \u015feklinde konu\u015ftu.<\/p>\n<h2>\n\t&#8220;Konut almak i\u00e7in do\u011fru zaman oldu\u011funu d\u00fc\u015f\u00fcn\u00fcyorum&#8221;<\/h2>\n<p>\n\tGayrimenkul Pazarlama ve Sat\u0131\u015f Profesyonelleri Derne\u011fi (GAPAS) Y\u00f6netim Kurulu Ba\u015fkan\u0131 \u0130smail \u00d6zcan, konut maliyetlerinde art\u0131\u015f s\u00fcrse de sat\u0131\u015f fiyatlar\u0131ndaki art\u0131\u015f h\u0131z\u0131n\u0131n azald\u0131\u011f\u0131n\u0131 s\u00f6yledi.<\/p>\n<p>\n\t\u015eirketlerin konut fiyatlar\u0131ndaki g\u00fcncellemeleri art\u0131k daha uzun s\u00fcreli yapt\u0131\u011f\u0131n\u0131 dile getiren \u00d6zcan, &#8220;Ancak piyasa darald\u0131, yabanc\u0131n\u0131n talebi azald\u0131 ve krediler k\u0131s\u0131tland\u0131. Bu da i\u00e7 sat\u0131\u015flar\u0131 negatif etkiledi\u011fi i\u00e7in pazarl\u0131kla sat\u0131\u015f fiyat\u0131n\u0131 dahi d\u00fc\u015f\u00fcrmek m\u00fcmk\u00fcn oluyor. \u015eu an almak i\u00e7in do\u011fru zaman oldu\u011funu d\u00fc\u015f\u00fcn\u00fcyorum&#8221; ifadelerini kulland\u0131.<\/p>\n<p>\n\t\u00d6zcan, sat\u0131\u015flar\u0131n yava\u015flamas\u0131 ve y\u00fcksek maliyetler nedeniyle \u00fcretimde de gerileme oldu\u011funa i\u015faret ederek, &#8220;Bu durum \u00f6zellikle kiral\u0131k konut arz\u0131nda ciddi s\u0131k\u0131nt\u0131lara yol a\u00e7abilir.
